How to Seal a Wet Basement in Atlanta Georgia

How to Seal a Wet Basement

Living with a wet basement that leaks can be miserable. Having your living space unusable every time it rains is a nuisance – and not just temporarily. Cleaning up water and mold every time it rains is tiring and expensive. Not only is it inconvenient, but it decreases the value of your home. It will cause you to have problems when you sell your home, and most importantly your wet basement causes health hazards to you and your family.

How to Seal a Wet BasementYour Atlanta home is a significant investment which deserves protecting. When it comes to avoiding water issues, good home maintenance means creating positive drainage around the home, so that water flows away rather than soaking in. Your gutters need to be in good working condition and the basement windows should not leak. Unfortunately, your Atlanta basement may still leak ground water. When it rains or snow melts, water soaks into the soil and can find gravel veins, which can direct moisture into your home.

This is called capillary action which can also cause the water table to force water through your floor and walls. This hydrostatic pressure causes water to enter your residence through the ground that was excavated during the construction of your Atlanta home. The soil of this active area was removed and then replaced during construction and will never pack in the way it was prior to construction and allows water to pass through much more easily. Block-based walls and poured walls are also still acceptable to intrusions.

When choosing a waterproofing system for your Atlanta home there are a few main questions to ask:

  • Does it lower the water table for a completely dry floor?
  • Will it drain the walls?
  • Will the system keep soil gasses from free flowing into the living area, causing mold and elevated radon levels?

How to Seal a Wet BasementMost of the common waterproofing systems today do not effectively solve these issues. Often they patch these symptoms without truly resolving the underlying problems. Unfortunately for homeowners, most systems are designed for easy installations and not for efficiency. The interior drain tile system is the work force of the industry.
